Job Description: Assistant General Manager

Job Summary
As directed by the General Manager, the Assistant General Manager uses best management practices to supervise the work of the building and grounds custodians and works closely with other staff. Keeps buildings and parking garage common elements for CCV2 and the CFMA in good repair and maintenance. Keeps landscape common elements well-manicured at all times. Possesses good written, verbal and interpersonal communication skills. Must work effectively with property management representative, employees, contractors, residents and guest. Must demonstrate integrity, intelligence and enthusiasm Must be able to function independently with minimum supervision. Must demonstrate initiative and good judgment in an ongoing decision-making environment. The position is a salaried position that is exempt from over-time. Position requires flexible work hours, including some evening and weekend work.
Job Duties and Responsibilities
Duties include but are not limited to:
•Help GM in recruiting, hiring, training, certification and supervision of all non-management positions.
•Responsible to ensure employees follow procedures and have the equipment they need to perform their jobs for
the CCV2 and the CFMA.
•Works closely with watch personnel to ensure residents, guests, delivery persons and moving personnel follow
House Rules.
•Works closely with security firm and surveillance monitoring firm to reduce, remove or transfer security risk on
property.
•Investigates and prepares incident reports on incidents that cause property damage/loss or injuries to residents.
•Works with owners to prepare design applications for Board approval.
•Ensures high service levels are delivered to residents and guest by all staff.
•Other duties as assigned.
Knowledge and Skills
•Knowledge competence on house rules, bylaws and declaration of the Association and the CFMA.
•Knowledge competence in preparing reports and correspondence on operational matters as required.
•Has competent written, verbal and interpersonal communications skills.
•Knowledgeable in how to help employees work as a cohesive team to accomplish common goals.
•Possess good financial management skills.
•Possesses competent ability to work well with the Board, residents, Owners, employees, vendors and guest. •Possesses competent ability to think creatively and critically.
•Possesses competent skills to deescalate conflicts.
•Has good problem solving skills.
Education and Experience
*High School Diploma or GED Required.
•Business Degree Preferred.
•3-5 years of directly related or closely related work experience.
•Experience using office equipment such as a computer, printer, etc. •May be required to obtain job specific certifications or designations.
Travel Requirements
•Job may require some work related travel.
•Job may require working remotely and have access to a computer.
•Must have valid drivers license.
Working Conditions
•Typical office environment as well as a multi-dwelling residential condominium with parking garage and
common area landscaping.

The employee is often required to sit in order to prepare reports and correspondence.
ENVIRONMENTAL DEMANDS
Some work is performed in a climate-controlled office without exposure to adverse environmental conditions such as dirt, dust, pollen, odors, wetness, humidity, rain, fumes, temperature and noise extremes, machinery, vibrations, electric currents, traffic hazards, toxic agents, violence, disease, or pathogenic substances. Other work requires moving between buildings, parking garage and common element landscape of the property with exposure to the adverse environmental conditions. When exposed to hazard and risk, employees are required to follow safety precautions and wear protective gear.
