AOAO Twenty-One Hundred – Resident Manager Position

The Association of Apartment Owners of The Twenty-One Hundred is seeking an experienced Resident Manager to oversee the daily operations, maintenance, and administration of our condominium property.

 

Position Overview:

  • Full-time, on-site Resident Manager
  • Compensation: $60,000 annually, plus a one-bedroom apartment with utilities (electricity, cable TV, internet) included
  • 15 days of Paid Time Off per year and ten paid holidays
  • Health and Dental insurance provided

 

Key Responsibilities:

  • Ensure the safety of employees and owners/guests by maintaining proper emergency and security procedures. 
  • Enforce By-laws and House Rules by issuing written warnings and citations to residents and/owners.
  • Handle resident complaints and condo issues in an effective and timely manner while maintaining a professional and neutral composure.
  • Ensure that the necessary preventative maintenance programs are in place and executed to protect the physical assets of the Association.
  • Solicit, compare, and review bids from reputable contractors for repairs and projects.  Review contractor licensing and insurance requirements
  • Maintain accurate records of all building matters, including Board meeting minutes and financial reports
  • Conduct physical property inspections on a regular basis, including evenings and weekends.
  • Communicate with the Board on matters that need attention.
  • Hire, supervise, and manage Association personnel.
  • Submit timesheets and reports as required.
  • Approve and track petty cash expenditures.
  • Maintain confidentiality of Association records and property

 

Education and/or Work Experience

  • Prior experience in property management or as a Resident Manager is required.
  • Supervisory experience is highly desirable.

  • Able to multi-task to complete tasks in a timely manner.
  • Accountable to manage responsibilities with minimal guidance.
  • Able to maintain calm and controlled demeanor when dealing with communicating with residents/owners
  • Develop and foster mutually beneficial partnerships with vendors.
  • Demonstrates positive leadership abilities.
  • Available to work beyond office hours to handle building matters or emergencies.
  • Commitment to maintaining a professional and impartial environment

 

Restrictions:

  • May not enter into contracts or incur liabilities on behalf of the Association without written authorization
  • May not engage in rental or sales activities without proper licensing and Association approval
  • May not be employed elsewhere or perform outside work during regular business hours

 

Office Hours:

  • Monday, Tuesday, Thursday, Friday: 8:00 a.m. – 5:00 p.m. (one-hour lunch)
  • Wednesday, Saturday: 8:00 a.m. – 12:00 p.m.
  • Sunday: Off (unless emergency)
