Established High-Rise Condominium | Honolulu, Hawaii 

Salary: Competitive salary commensurate 

An established 429-unit residential high-rise condominium in Honolulu is seeking an experienced, organized, and customer-focused Resident Manager to oversee the day-to-day operation of the community. The Resident Manager works closely with the Board of Directors and Managing Agent to maintain the property, supervise onsite staff and contractors, and provide excellent service to residents. 

We are seeking an organized, dependable, and customer-focused professional with strong leadership skills and a hands-on approach to property operations. Previous experience in property, condominium, apartment, hotel, commercial building, or facilities management is preferred.

Responsibilities 

  • Oversee daily operation of the condominium property 
  • Supervise onsite employees, contractors, and vendors 
  • Conduct regular inspections of the property and common areas 
  • Coordinate maintenance, repairs, and preventive maintenance 
  • Monitor contractor performance and contract compliance 
  • Enforce Association governing documents and House Rules
  • Respond to resident concerns and emergencies 
  • Prepare monthly management reports and attend Board meetings 
  • Assist with budgeting, vendor bidding, and capital improvement projects 

Qualifications 

  • Minimum three (3) years of property, condominium, apartment, hotel, facilities, or commercial building management experience preferred 
  • Strong leadership and supervisory skills 
  • Excellent customer service and communication skills 
  • Knowledge of building systems and maintenance 
  • Computer proficiency (Microsoft Office, Outlook, Word, Excel) 
  • Ability to respond to emergencies and work flexible hours when necessary 
  • Professional certifications (CMCA, AMS, PCAM, BOMI, etc.) are a plus but not required
