Responsibilities:

  • Attend regular monthly board meetings. Provide a written and oral status report on current projects. Inform Board of projected repairs for equipment, building and parking structure, landscaping, and utility systems.
  • Be versed in the “MAKAHA BEACH CABANAS” House Rules, By-laws, and special resolutions as a basis for maintaining order and harmony. Conduct monthly property inspections to ensure residents' compliance with the governing rules. Inform Management Agent in a timely manner if warning letters are necessary.
  • Act as a liaison between owners, vendors, and the Board.
  • Respond to residents' requests and concerns, referring matters to the Management Agent or Board as appropriate. Provide 24/7 availability for response to resident and building emergencies.
  • Assume primary responsibility for upkeep and cleaning of common areas, including lobby, elevator landings, hallways, parking decks, trash bin area and rooftop.
  • Perform landscape maintenance on a regular basis.
  • Perform janitorial duties as provided and subsequent to updates.
  • Attend to the safety and security of residents and premises, addressing unusual activities, trespassers, loiterers, etc.
  • Monitor and maintain the security system, including quarterly cleaning of cameras.
  • Coordinate response to fire alarms and other potential emergencies.
  • Coordinate service visits of standing vendors, ensure compliance when repairs are necessary, secure competitive bids from vendors for services related to property projects.
  • Perform preventative maintenance and basic equipment repairs.
  • Compose and post informational notices at elevator landings and in the lobby.
  • Responsibly use Association's debit card in the purchase of supplies and materials.
  • Maintain petty cash records and provide all receipts to Management Agent.
  • Keep inventory list current.
  • Prepare bi-monthly time sheets and attach time cards.
  • Facilitate move-ins and move-outs.
  • Perform other duties as assigned.
